IQHQ Research and Development District (RaDD) is a transformative project spanning over eight acres of San Diego’s waterfront. Designed as a mixed-use life sciences campus, this cutting-edge development integrates laboratory, office, and retail spaces within five newly constructed buildings. Beyond its functional elements, the project enhances downtown San Diego with premier retail offerings, outdoor dining, open green space, public art, event venues, and seamless access to transit.

Maxxit played a significant role in the exterior scope of two key buildings within the district—the Alley and Edge buildings:

  • Edge: Custom balcony façade panels finished in a high-performance woodgrain powdercoat, adding warmth and texture to the building’s exterior.
  • Alley: Custom exterior trellis cassettes designed with angled internal blades for the outdoor deck area. The perimeter of the cassettes is finished in a solid color paint, while the internal blades feature a woodgrain powdercoat finish, creating a striking contrast that complements the overall design aesthetic.

As a leader in sustainability, the IQHQ project prioritizes environmental stewardship through a 100% neutral base building design and expansive outdoor spaces totaling over 60,000 square feet. With a strong commitment to sustainability, the project is targeting LEED Gold certification.

As part of this commitment, Maxxit’s exterior panels and trellises played a key role in the project’s sustainability efforts, featuring Environmental Product Declarations (EPDs), high recycled content, and low-emitting materials that align with the project’s LEED Gold certification goals.

IQHQ RaDD is poised to redefine San Diego’s downtown landscape, fostering innovation while enhancing community engagement through its dynamic blend of science, commerce, and public spaces.
